The following article defines important terms to help you understand the key metrics on your dashboard.
What is Net Asset Value? The fund's Net Asset Value (NAV for short) is calculated by subtracting the market value of all of Roots’s assets by the fund’s debt and all other liabilities. Roots relies on the expertise of third-party appraisers to assess the true value of our properties. This approach ensures that the valuation process is unbiased and reflects the current market conditions, contributing to the accuracy and integrity of our portfolio valuation.
How is the Unit Price Calculated? The Unit price will reflect the total value of our assets minus the total value of our liabilities, divided by the number of Units outstanding as of the close of the last business day of the prior fiscal quarter.
Distributions: A Distribution is the cash payout an investor receives each quarter. Roots is required to distribute 90% of its rental income in the form of distributions to investors. Every quarter you will have the option to receive this distribution in the form of cash, or reinvest it.
Resident Impact: Resident Impact is the combined total of all the money our residents have saved while renting with us. This includes the value of their investment plus their quarterly rent rebates, distributions earned, and the appreciation of their investment.
Occupancy Rate: Occupancy Rate is used to show what percentage of our rentals are currently occupied and leased.
