Why did I receive a message about locking in the current unit price?
You may have recently received an automated message related to the end of the quarter unit price. We send these communications to help provide clarity around important timing considerations, including how to lock in the current unit price, when the unit price will be updated, and the temporary waitlist period that occurs at the start of the new year.
What is the unit price?
The unit price is similar to a share price. Each time you invest, you’re purchasing units of the Roots REIT at the current unit price. This price represents the value of the underlying real estate portfolio and is updated quarterly based on the fund’s performance.
The unit price is a simple way to track how the value of the fund changes over time and how your investment is growing.
Why is it beneficial to lock in the unit price before the end of the quarter?
The current unit price is $147.50. You have until December 31st to lock in this price. By investing before the end of the quarter, you:
- Purchase units at the current unit price
- Give yourself the best opportunity to benefit if the unit price increases during the next quarterly update
Once the quarter closes, the unit price is recalculated based on the fund’s performance and may change.
When does the unit price update?
The unit price is updated approximately 5–10 days after the quarter closes. Once finalized, the new unit price is applied to all new investments moving forward. During this same period, quarterly distributions are calculated and issued to eligible investor accounts.

If I invest before the cutoff, which unit price will I receive?
As long as you initiate your investment on or before December 31st, your units will be purchased at the current unit price of $147.50.
Even if the funds take several days to process and settle (ACH transfers typically take 4–5 business days), the unit price is determined by the date the investment is initiated, not the settlement date.
